The best Katy communities in 2020 are mostly master planned communities with tree-lined streets, parks, playgrounds, and community pools and tennis courts. Some Katy communities are divided into subdivisions, and each subdivision will have its own tax rate, school zone, and price range. The following is a list of my favorite Katy communities. Primarily built in the mid 2000s, most of the 296 homes (approx.) in Avalon Seven Meadows are Traditional or Mediterranean in style. On average, these homes are two-story homes with 4 bedrooms, 3+ baths, and approximately 4200sf with 2-car garages, and a median lot size of 11,000sf. This luxurious, upscale community features a small lake on which homes are situation and have a water view. Homes on golf course lots are also available since this community is adjacent to the Meadowbrook Farms Golf course.

Cinco Ranch Katy TX, is a very large master-planned community that spreads across both the east and west sides of Katy’s Grand Parkway and across two ZIP Codes (77450 and 77494).

Parts of Cinco Ranch are gated, on the Cinco Ranch Golf Course, or have water views. Whatever type of home you are looking for, you will probably be able to find it in Cinco Ranch! What’s more, most of the schools zoned to this community are high-performing schools. You can even buy a new construction home in the newest sections.

In addition, Cinco Ranch is divided into multiple subdivisions, each with it’s own price range and property tax rate. However, the entire community shares the wonderful resort-style amenities of the community which includes multiple swimming pools, parks, tennis courts, clubhouses, etc. The Cinco Ranch Beach Club pool is located on the east side and features a sandy beach! Cross Creek Ranch, is located on the far-west side of Katy in Fort Bend County…close to FM1093 (Westpark Tollway). In fact, Cross Creek Ranch is actually located in Fulshear TX 77441, but since the east side of the community is zoned to Katy ISD, it is included as a Katy community. The west side of the community is zoned to the Lamar Consolidated ISD school district.

Primarily built since 2007, most of the 1200+ homes (approx.) in Cross Creek Ranch are Traditional in style. On average, these homes are two-story homes with 4 bedrooms, 3 baths, and over 3000sf with 2-car garages. This eco-friendly community has natural habitats for Texas birds and wildlife including a 50-acre “polishing pond.” There are miles of hike/bike trails (see map) winding through the community’s “tall grass” areas and lakes. Waterfront homes are available in the community and new construction homes are still being built!

Cross Creek Ranch features a community clubhouse with a 70- foot observation tower that provides 360 degree views of the area. Next to the community clubhouse there is a community café and a 6,000sf fitness center, plus a large swimming pool and waterpark featuring a 40-foot high hill with a water slide. Grand Lakes  is located on the east side of Katy in Fort Bend County…close to Grand Parkway and Westpark Tollway. Primarily built from 1998 to 2008, most of the 2700+ homes (approx.) in this community are Traditional or Colonial in style. On average, these homes are two-story homes with 4 bedrooms, 3 baths, and approximately 3500sf with 2-car garages, and a median lot size of 9000+sf.

This upscale community features multiple lakes so water view homes are available. Grand Lakes Katy has an interesting four-square design in which the various sections (Phase 1, 2, 3 and 4) have homes built around a central park (see aerial view below). Each park has a different focus. One has a formal park with fountains, another features a swimming pool, and so on. There are multiple playgrounds, pool, and tennis courts as well as a dog park, splash pad, and community garden.

The newest section, Phase 4 is located on the west side of Grand Parkway and features a large gazebo on a lake next to a park, pool, and playground. This section also has access to a nature hiking trail…[see details]

Since a portion of the reserve that is adjacent to Buffalo Bayou (which meanders through the community) is kept in a natural state, its wooded canopy of trees creates a beautiful community. And since the community is located within the corporate boundaries of the City of Katy, Woodcreek Reserve enjoys special privileges with city police & fire services and voting rights in city elections.
