I’ve been helping home buyers in Katy and Fulshear since 2009 and have lived in the Katy area for more than 20 years. I’ve toured the communities, worked with the builders, watched neighborhoods develop over time, and helped buyers sort through the differences that aren’t always obvious when you’re looking at builder websites.

There Is More to Buying New Construction Homes Than Choosing a Floorplan

Builder websites make buying a new home look pretty simple: choose a community, tour some model homes, pick a floorplan, select your finishes, and sign a contract. But there are much bigger decisions you need to make first.

Which community makes sense for your budget? How do the property tax rates compare? Which school district and individual schools serve the neighborhood? Is any part of the community located in a high-risk flood zone? Which builders are available? What kinds of lots and homes are being built? How developed is the community, and what could still be built around you?

Those are the kinds of questions I want you thinking about before you walk into a builder’s model home.

Remember: The Builder’s Sales Rep Works for the Builder

The friendly salesperson sitting inside the model home represents the builder—not you.

Their job is to sell homes in that particular community. My job as your Realtor is very different: I’m looking at the bigger picture and helping you compare communities, builders, locations, schools, taxes, flood considerations, resale issues, and the terms of the purchase from YOUR perspective. I have a Fiduciary Duty to look out for YOUR best interests.

You deserve someone in the transaction who’s looking out for YOUR best interests.

Don’t Assume Every New Katy Community Is the Same

This is one of the biggest mistakes I see buyers make. Two beautiful new construction communities can have completely different school zoning, property tax rates, flood considerations, commute routes, lot sizes, builders, amenities, and long-term development plans.

And don’t assume that a Katy mailing address automatically means you’re zoned to Katy ISD—or that every Katy-area school has the same rating. They don’t.

Likewise, I want you to understand flood-zone information before you buy, not discover it after you’ve fallen in love with a house.

These differences are exactly why comparing communities before you start touring model homes can save you a tremendous amount of time—and potentially help you avoid an expensive mistake.

I’ve been a Texas Realtor since 2009, a Five Star Realtor every year since 2010, and a Katy-area resident for more than 20 years. But credentials aren’t really the point. The reason you want an experienced local Realtor involved is because I don’t have to sell you a particular builder or community.
