Sunterra Katy TX is a very large and new master-planned community located on the far Northwest side of Katy, near Stockdick School Rd and Pitts Rd. The schools here are either new or low-rated and be careful of the 500-year flood zones for houses situated along the bayou that runs through the neighborhood.
Sunterra is located in both Harris and Waller Counties and began in 2021. The “typical” home in Sunterra is around 2061 sq ft with 4 bedrooms, 2 full baths, a 2-car garage, and on a 6,546 sf lot. About 54% of the homes are one-story. Homes here are built by a wide-range of builders such as Lennar, Brightland Homes, and D.R. Horton, offering floorplans that range from smaller, move-in ready homes in the mid-$200s to large, upscale homes in the $600s. Many homes sit on lots backing to lakes, green belts, or amenity areas, making the outdoor space feel intentional rather than an afterthought.
Where I think Sunterra really shines is in the lifestyle it offers. The community will have two major amenity hubs: the “Retreat” Amenity Village (which features a lazy river and resort-style pool) and the “Sol Club” Lagoon Village (open now) with a beach entry, kayaking or paddleboarding on a Crystal Lagoons® amenity, and white sand shores. On top of that, there are multiple parks, playgrounds, trails and green spaces throughout—so whether you’re walking the dog, biking with kids, or just looking for weekend relaxation, the infrastructure is here.
If you want a new construction community with exceptional amenities, and don’t mind the lower-rated schools or the commute, then Sunterra Katy TX is a neighborhood to visit.

You should know that neighborhoods tend to change their HOA management company from year-to-year, so check the neighborhood website to find the current HOA management company.

You will want a Realtor to help you practice Due Diligence in this neighborhood regarding high-voltage powerlines, drainage issues, lots backing to busy streets, flood zone issues, MUD tanks/treatment centers, etc. This neighborhood is located mostly in Flood Zone X (which is not in a special flood hazard area). A few sections may be located in a 100- or 500-yr flood zone, so make sure your Realtor checks a house’s flood zone and history before you make an offer (like me 🙂 ).
