—77450 & 77494—
Grand Lakes Katy TX is one of the most picturesque and well-loved master-planned communities in Katy. I love how it combines the beauty of nature with the convenience of modern living—winding lakes with fountains, shaded walking trails, and pocket parks are around every corner, yet you’re just minutes from Grand Parkway (99) and Westpark Tollway, and all the shopping and dining at LaCenterra. It’s the kind of place where every day feels relaxed, neighborly, and just a little bit special and it’s zoned to highly-rated schools.
The original part of Grand Lakes (Phase I, II, and III) is located in 77450 on the Southeast side of Katy, near Fry Road and South Peek Road, making it a shorter commute into Houston. Plus it’s zoned to highly-rated schools! It then grew to the west side of Grand Parkway (99) in 77494, and that was Phase IV.
Grand Lakes 77450 is located in Fort Bend County and was primarily built between 1998 to 2018. The “typical” home in Grand Lakes is around 3128 sq ft with 4 bedrooms, 3 full baths, a 2-car garage, and on a 9,118 sf lot. About 19% of the homes are one-story, and roughly 44% have private pools. Many homes enjoy lakefront lots or cul-de-sac privacy, and nearly all are surrounded by lush landscaping that makes the community feel peaceful and welcoming.
Grand Lakes offers an impressive array of amenities. There are multiple resort-style pools, splash pads, tennis courts, playgrounds, and picnic areas throughout the community, plus miles of walking and biking trails that connect the different sections. Families especially love the fishing lakes, dog park, neighborhood garden, and community events that make it easy to meet neighbors and feel at home.
Grand Lakes Katy TX is a wonderful choice if you want an established, family-friendly neighborhood with exceptional amenities, great schools, and easy access to everything that makes Katy living so enjoyable. You do need to watch for homes on the far east-side that may be in a 500-yr flood zone.

Commute & Access
Commuting in the Houston Metroplex can be challenging, and tends to be one of the top criteria when deciding on where to live. The best way to estimate your commute time is to use Google Maps at the time you commute. Simply enter your work address and the address of the house you are interested in, and Google Maps will estimate your commute time. This time is based on the actual time you perform the search, so use it during your expected commute times.

Risks & Due Diligence
Grand Lakes Katy TX is a “master planned community” and has a Home Owner’s Association. The annual maintenance fees pay for the neighborhood amenities and upkeep and can change from year to year. Go to the neighborhood website for helpful phone numbers, community documents, annual maintenance fees, and utility information. (Or get your Realtor to locate that information for you.)
You should know that neighborhoods tend to change their HOA management company from year-to-year, so check the neighborhood website to find the current HOA management company.
Property taxes in this neighborhood vary from subdivision to subdivision. Usually, when you view a home online, its current property tax rate will be listed. You can read more about Katy TX Property Taxes here.
You will want a Realtor to help you practice Due Diligence in this neighborhood regarding high-voltage powerlines, drainage issues, lots backing to busy streets, flood zone issues, MUD tanks/treatment centers, etc. This neighborhood is located mostly in Flood Zone X (which is not in a special flood hazard area). A few sections on the far east side may be located in a 100- or 500-yr flood zone, so make sure your Realtor checks a house’s flood zone and history before you make an offer (like me 🙂 ).
