Cinco Ranch Katy TX is one of the most established and beloved master-planned communities in Katy—and for good reason. It is a very large neighborhood which began on the east side of Grand Parkway (99) in ZIP Code 77450, and grew to the west side due to it’s popularity. The original portion of Cinco Ranch, which is on the Southeast side of Katy, runs along Cinco Ranch Blvd between Grand Parkway and Mason Rd, with Peek Rd running in the middle, north and south. In fact, this neighborhood is so large that it takes two HOAs to manage it. This side is zoned to Cinco Ranch HOA I and consists of multiple subdivisions.
Cinco Ranch 77450 is located in both Fort Bend and Harris Counties and was primarily built between 1991 to 2004. The “typical” home in Cinco Ranch 77450 is around 3229 sq ft with 4 bedrooms, 3 full baths, a 2-car garage, and on a 9,066 sf lot. About 21% of the homes are one-story, and roughly 47% have private pools.
Cinco Ranch is a beautifully designed community with tree-lined streets, lakes, walking trails, and parks that make every drive or walk feel peaceful and scenic. Homes here vary from small one-story homes to large two-story homes, most of which have a Traditional exterior and some with water views or cul-de-sac locations.
Besides the highly-rated schools, one of the biggest draws of Cinco Ranch is the amenities. No matter which ZIP Code you live in, all Cinco residents enjoy access to multiple pools, splash pads, tennis courts, a golf course, recreation centers, and miles of walking and biking trails. There’s even the Beach Club, one of my favorite spots in the community, with a sandy “beach” entry pool and a fun, laid-back atmosphere that feels like a resort right in your neighborhood. It’s the kind of neighborhood where families ride bikes together, neighbors host block parties, and you truly feel at home from the moment you move in.

Go to the neighborhood website for helpful phone numbers, community documents, annual maintenance fees, and utility information. (Or get your Realtor to locate that information for you.)
You should know that neighborhoods tend to change their HOA management company from year-to-year, so check the neighborhood website to find the current HOA management company.

You will want a Realtor to help you practice Due Diligence in this neighborhood regarding high-voltage powerlines, drainage issues, lots backing to busy streets, flood zone issues, MUD tanks/treatment centers, etc. This neighborhood is located mostly in Flood Zone X (which is not in a special flood hazard area). A few subdivisions on the far east side may be located in a 100- or 500-yr flood zone, so make sure your Realtor checks a house’s flood zone and history before you make an offer (like me 🙂 ).
