Kelliwood Katy TX is a well-established master-planned community, located on the Southeast side of Katy, that offers a mature neighborhood feel, plentiful amenities, and convenient location. Located south of I-10 and running along South Fry Road, with the green space area of George Bush Park to the east, Kelliwood provides easy access to shopping and dining as well as the Energy Corridor. It is a beautiful area and it’s zoned to highly-rated schools!

Kelliwood is located in both Fort Bend and Harris Counties and was primarily built between 1984 to 2006. The “typical” home in Kelliwood is around 3808 sq ft with 4 bedrooms, 3 full baths, a 2-car garage, and on a 10,625 sf lot. About 14% of the homes are one-story, and roughly 51% have private pools. Homes here are on lots with mature trees, established landscaping, and a stable feel. Many were designed for O&G executives and have a “formal entertaining” design in mind.

Kelliwood consists of multiple subdivisions, thus providing a wide range of parks, lakes, tennis courts, swimming pools and trails—plus it’s adjacent to George Bush Park with thousands of acres of hike and bike trails, sports fields and green spaces. It’s the kind of neighborhood where you’ll still see kids riding bikes, neighbors talking on the sidewalks, and a genuine sense of community.

You’ll enjoy living here if you want a neighborhood with mature character, lots of space (both inside and outside), and a shorter commute to Houston without giving up neighborhood peace. However, being close to George Bush Park and the Addicks Reservoir, some areas are adjacent to a 100-yr flood zone and a few homes may have flooded during the once-in-a-lifetime event called Hurricane Harvey.

You will want a Realtor to help you practice Due Diligence in this neighborhood regarding high-voltage powerlines, drainage issues, lots backing to busy streets, flood zone issues, MUD tanks/treatment centers, etc. This neighborhood is located mostly in Flood Zone X (which is not in a special flood hazard area). A few sections may be located in a 100- or 500-yr flood zone, so make sure your Realtor checks a house’s flood zone and history before you make an offer (like me 🙂 ).
