However, this neighborhood is not zoned to a top-rated high school in Katy, and you must be careful of the 100-year and 500-year flood zones through the neighborhood.

Cane Island is located in both Harris and Waller Counties (watch the boundary line) and it was primarily built between 2015 to 2025. The “typical” home in Cane Island is around 3206 sq ft with 4 bedrooms, 3 full baths, a 3-car garage, and on a 9,028 sf lot. About 60% of the homes are one-story, and roughly 13% have private pools. Plus, new construction homes may still be available starting in the low $500s.

Homes in Cane Island feature a wide range of styles and some properties back to lakes, greenbelts or amenity areas, giving you that extra sense of outdoor space and privacy. Interiors tend to showcase open floor plans, modern finishes, and expansive living areas that appeal to today’s homebuyers.

Go to the neighborhood website for helpful phone numbers, community documents, annual maintenance fees, and utility information. (Or get your Realtor to locate that information for you.)

You should know that neighborhoods tend to change their HOA management company from year-to-year, so check the neighborhood website to find the current HOA management company.

You will want a Realtor to help you practice Due Diligence in this neighborhood regarding high-voltage powerlines, drainage issues, lots backing to busy streets, flood zone issues, MUD tanks/treatment centers, etc. This neighborhood is located mostly in Flood Zone X (which is not in a special flood hazard area). A few sections may be located in a 100- or 500-yr flood zone, so make sure your Realtor checks a house’s flood zone and history before you make an offer (like me 🙂 ).
