It is a very large Cinco Ranch which began on the east side of Grand Parkway (99) in ZIP Code 77450, and grew to the west side due to it’s popularity. The portion of Cinco Ranch that’s on the Southwest side of Katy runs along Cinco Ranch Blvd which is a gorgeous, tree-lined boulevard. In fact, this Cinco Ranch is so large that it takes two HOAs to manage it. This side is mostly zoned to Cinco Ranch HOA I (unless you are in Cinco Ranch Southwest or Cinco Ranch Northwest) and consists of multiple subdivisions.
Cinco Ranch 77494 is located in Fort Bend County and was primarily built between 2000 to 2016. The “typical” home in Cinco Ranch 77494 is around 3010 sq ft with 4 bedrooms, 3 full baths, a 2-car garage, and on a 8,750 sf lot. About 30% of the homes are one-story, and roughly 39% have private pools.
Cinco Ranch is a beautifully designed community with tree-lined streets, lakes, walking trails, and parks that make every drive or walk feel peaceful and scenic. Homes here vary from small one-story homes to large two-story homes, most of which have a Traditional exterior and some with water views or cul-de-sac locations.

There’s plenty of shopping and dining as well, especially with La Centerra right around the corner.

You should know that Cinco Ranch has two HOAs but most of this part of Cinco Ranch (in 77494) is zoned to Cinco Ranch HOA I.
