I really think Cinco Ranch TX is one of the best neighborhoods to live in Katy. Cinco (as it’s called) has some of the best neighborhood amenities around…a sandy beach pool, waterpark, lake house, multiple parks, tennis courts, and more. You’ll love the beautiful tree-lined streets and the neighborhood is very conveniently located to shopping and restaurants. Plus it’s zoned to some of the highest-rated schools in Katy! 

Cinco Ranch Katy TX is a very large master-planned neighborhood. It started on the east-side of Grand Parkway/99 (which runs north and south through Katy) but it is so popular that it has spread across to the west-side of Grand Parkway and spans two ZIP Codes (77450 and 77494).

Whatever type of home you are looking for, you will probably be able to find it in Cinco Ranch! Cinco has a few gated subdivisions, and some houses with waterviews (man-made lakes). It also has the Cinco Ranch Golf Course located on the east-side, so you may also find a home with a golf course view.

What’s more, most of the schools zoned to Cinco Ranch are high-rated schools. 

You need to know that Cinco Ranch Katy TX is divided into multiple subdivisions, each with it’s own price range and property tax rate. It’s so large, it even has TWO HOAs to manage things! However, the entire neighborhood shares the wonderful resort-style amenities (view interactive map) of the neighborhood which (mentioned before) includes multiple swimming pools, parks, tennis courts, clubhouses, etc. The Cinco Ranch Beach Club pool is located on the east side and features a sandy beach! The west side includes a water park and The Lake House which can be rented for private parties.

Cinco Ranch Katy TX is located mostly in Flood Zone X (not in a special flood hazard area). A few subdivisions on the far southeast side are in a 500-year floodplain and adjacent to the Barker reservoir (which flooded during Hurricane Harvey).
