Cross Creek Ranch Fulshear TX is one of the most stunning and thoughtfully designed master-planned communities in Southwest Katy (and all of Houston!). I love that this eco-friendly neighborhood has natural habitats for Texas birds and wildlife including a 50-acre “polishing pond.” There are miles of hike/bike trails winding through the neighborhood’s “tall grass” areas and lakes. Waterfront homes are available in the neighborhood and new construction homes are still being built. Plus it’s zoned to highly-rated schools!

Cross Creek Ranch Fulshear TX is located in Fort Bend County, north of Westpark Tollway and between FM1463 and the new Texas Heritage Parkway. So even though it’s located on the far-west side of Katy (technically it’s in Fulshear “ful-sure”), you have good access to I-10 and Westpark Tollway. The City of Fulshear is ranked as one of the “Fastest Growing Wealthy Suburbs in America” (see source).

It was primarily built between 2008 to 2025 (and still going!). The “typical” home in Cross Creek Ranch is around 3210 sq ft with 4 bedrooms, 3 full baths, a 3-car garage, and on a 8,499 sf lot. About 31% of the homes are one-story, and roughly 23% have private pools.

You’ll find a wide range of architectural styles and price points—from charming one-story homes to grand two-story designs with media rooms, home offices, and resort-style backyards. Many homes sit on premium lots with water views, cul-de-sac privacy, or backing to natural reserves. Johnson Development has done a beautiful job blending modern layouts with scenic surroundings, making every street feel special.

The amenities are absolutely first class. Residents enjoy multiple resort-style pools, splash pads, playgrounds, tennis courts, volley ball court, soccer fields, and a 6,000 sf fitness center, plus miles of walking and biking trails that wind through the lakes and greenbelts. Water, Trash, and Sewer

The City of Fulshear (see New Resident Guide) is now taking care of Cross Creek Ranch residents regarding water, trash, and sewer services, even within the MUD districts.

To set up new water, trash, and sewer service, you need to download and fill out these forms AND attach the following:

  • A valid government-issued photo ID 
  • Proof of Ownership (Signed Settlement Statement – first page and signature page)

Then email them to:  utilityservices@fulsheartexas.gov

NOTE: A $100 deposit charge will be applied to your first month’s bill.

Internet and Cable

Fulshear residents have many options when choosing a cable or internet provider. Most providers offer bundle services packages to residents for a more cost effective product. Some of those providers include but are not limited to DirectTV, Xfinity, Dish Network.

Risks & Due Diligence

Cross Creek Ranch Katy TX is a “master planned community” and has a Home Owner’s Association. The annual maintenance fees pay for the neighborhood amenities and upkeep and can change from year to year. Go to the neighborhood website for helpful phone numbers, community documents, annual maintenance fees, and utility information. (Or get your Realtor to locate that information for you.)

You should know that neighborhoods tend to change their HOA management company from time-to-time, so check the neighborhood website to find the current HOA management company. 

Property taxes in this neighborhood vary from subdivision to subdivision. Usually, when you view a home online, its current property tax rate will be listed. You can read more about Katy TX Property Taxes here.

You will want a Realtor to help you practice Due Diligence in this neighborhood regarding high-voltage powerlines, drainage issues, lots backing to busy streets, flood zone issues, MUD tanks/treatment centers, etc. This neighborhood is located mostly in Flood Zone X (which is not in a special flood hazard area).

Seaway Pipeline

“The Seaway Crude Pipeline System (SCPS), commonly known as the Seaway Pipeline, is an oil pipeline system which transports crude oil between Cushing, Oklahoma and Freeport, Texas, and through the Texas City, Texas Terminal and Distribution System on the Gulf Coast of the United States. The Seaway is an important crude oil transfer link between two petroleum regions within the United States.”

Wildlife

Because of the ecofriendly design of this neighborhood, natural wildlife is abundant.

“The natural beauty of Cross Creek Ranch is what draws many residents to the community. This is also the environment for many of Texas’ native animals. As the weather continues to warm, residents may notice what appears to be an increase in wildlife sightings. Just as we head out doors to enjoy the summer weather, so does the surrounding wildlife. Alligators, snakes, deer and number of other animals that were here long before the houses and businesses were built and these animals continue to live in our community. While it may be a bit of a surprise or unsettling to see an alligator or a snake, all are naturally fearful of man and will turn away if not antagonized. The best plan of action is one of avoidance: residents should be mindful of where they are walking, keep pets on a leash, not to feed the animals, avoid tall grasses and the edge of the lakes.

“BE GATOR SAFE!

  • DO NOT feed or entice alligators. Alligators overcome their natural shyness and become accustomed or attracted to humans when fed. It is now a Class C misdemeanor, punishable by a fine of up to $500, to intentionally feed an alligator. 
  • DO NOT throw fish scraps into the water or leave them on shore. Although you are not intentionally feeding alligators, the end result can be the same. 
  • DO NOT let your pets near them. Keep your pets on a leash and under your control while walking in the neighborhood
  • DO NOT get too close to them.
  • DO NOT swim or wade in the lakes
  • DO NOT agitate or tease them.
  • DO NOT try to catch one.

“Alligators are an important part of Texas Coastal History and play a key role in the ecology of Texas wetlands statewide. They occur in coastal marshes and other wetlands within 120 Texas counties. The department receives over 300 calls each year regarding alligators perceived as problems or nuisances. The majority of these complaints involve alligators being observed in natural habitat, roadside ditches or other wetlands adjacent to alligator habitat. It is common to see alligators in many types of wetlands that occur throughout the state. As with all wild animals, people should treat alligators with respect. Good judgment can eliminate incidents.
